Estate Management

The Estate Management subcommittee liaise with Core, who run our Management Company. As a resident, you own part of the Management Company, and it works for you. If you don't feel that you are getting the most out of the management company, or feel you know how it could save money, please email this subcommittee.
If you notice something that is broken, damaged or could be improved on in The Coast please contact Core Estate Management.
 Specifically, they are currently working on;
  • Illegal Dumping - Core erected signage in the bin areas as a deterrant to illegal dupmers.

RESIDENTS ARE ENCOURAGED TO TAKE DOWN THE CAR REGISTRATIONS OF CARS FROM OUTSIDE THE ESTATE THAT ARE INTENT ON DUMPING THEIR WASTE IN OUR BINS AND REPORT THEM TO HOWTH GARDA STATION.

  • Fixing the lift issue at the DART station
  • Neighbourhood Security (CCTV, patrols) - Neighbourghood Watch Scheme
  • Clamping

Agroup of committee members met recently for two hours to cover ALL the issues we could think of related to the estate as a whole. We then we met with Donal the folowing evening for another two hours to review the current state of affairs in both Red Arches & Myrtle. We had a list of 21 items going in, but we have outlined just the key items discussed with CORE at this meeting. We hope to be meeting with Menolly before the end of this month and will meet again with CORE to get a clearer update on the financial situation. With a lot of residents now looking to sort out their payments, we hope to get some clearer piture by the end of this month. Stephen & myself took notes and these are shared below.

The key items we discussed were as follows:

  1. Get a clear update from Donal on current state of financials and progress being made on payments when we meet - they collected €43,800 since April 1 from both estates - €27,500 Myrtle and €16,300 from Red Arches. Managment fee chasing is obviously the main item to deal with. Donal (from Core Estate Management) does not have a clear picture yet since those who might pay via standing order, he will not see from the bank statements till June. He has had a lot of feedback since the bills went out.
  2. Ask Donal to get date on new Management Company AGM - he will look into this and see if standard Nov/Dec timeframe might work.
  3. Raise issue of graffiti with CORE - Donal will look at addressing this matter. Not much can be done other than putting up a fence.This was an issue raised in particular to Myrtle Square. If there is other grafitti, then its worth telling Donal now about it before he sends out someone to clean it up. Perhaps if Core could supply the paint we could do this as part of our cleanup day, one of which we are planning.
  4. Alarms going off constantly for up to 6 hours at a time - raise with CORE & request solution. Must be an issue in other estates. We can look to promote Neighbourhood watch "Buddy System" here. We agreed with Donal to promote every resident to reply back with the emergency details that Core has sent out so that if residents have to call Core, they have a number to contact and hopefully the name of the keyholders. At present there is little the Gardai can do as they don't have permission to gain entry to your alarm to tun it off. 
  5. Bike cages need metal box around handle to stop tampering. Donal said he would look into this so something to remind him off again.
  6. Car parking: really start to look at pros and cons of both fobs versus keys. We really need to weigh all these considerations up with CORE - discussed but again nothing happening here until money is in the bank. Going down the key route versus Key fob would be the cheapest route for the development and Donal said it is fairly straightforward. They may have to look into this seriously if the arrears burden does not get any better soon.
  7. Request further costing detail on bins - Donal got one quote so far for doing this and it was over €1,500 to do just one properly. We don't have the money. Fingal and Dublin Country council have just increased their disposal charge for all commercial waste so we are going to see more dumping problems as business users try to find somewhere else to dump rubbish
  8. Request Donal to look at adding light sensors in apartment blocks to reduce electricity costs. Also look at possibility of being added to car parks too. - can do this. Initial cost offset by savings, but again cash needed for this. Just not going to happen till we have more cash. Donal's aim at present is to try and solve the small issues that those in arrears are notifying Core about, solve them and try and get the payment from once the can see progress. 
  9. Request non-domestic bin collection in the near future through Donal - we agreed 4 collections per year, once per quarter. Will get something lined up on this. We all hope this might avoid residents dumping non domestic refuse and hold off till the next collection happens. 
  10. Raise issue of drop in cleaning in common areas with Donal; one cleaner doing two estates. There is NO MONEY. He is doing his best and in fairness seems to be doing a pretty good job.
  11. Gardening is slow in some areas. Plants very over-grown in some areas. Donal will talk to gardeners about the situation, especially Talavera where you can barely get in the door between 12-15 Talavera
  12. Review situation with lifts at DART still not working. The power has NOW been connected by ESB. BUT there are problems with the lifts themselves. Since this is actually Mennollys property, Donal is in contact with Brendan in the management company to arrange the lift repair crew to come out again and fix the issues. As least there is power to the lifts now, even if they are still not working. Fingers crossed they will come out next week. In fairness there was not much the lift repair team could do without electric power. The lack of power is also the reason there was no lights in the stairs/towers.

  • Following various complaints regarding missed refuse collections, the management agent has secured a promise from our waste contractors these issues will not reoccur and that a two month credit note has been offered as an gesture of goodwill.  In addition, the bin areas will be powerwashed free of charge.
Illegal Dumping Has become a massive problem in The Coast. As a result we are trying to take steps to stop this from happening. Wyse have agreed to provide us with signs to erect in each of the bin areas that is accessible to the public. They have also undertaken to get quotes for gates to cover these areas, with residents of these particular blocks being the only ones who can access them. We will keep you updated with any progress made on this issue.......

SECURE HOARDING AT RED ARCHES

“That the Manager will take action to ensure that the hoarding at Red Arches, the Coast is properly secured given the recent accident and will take any other action possible to ensure that the site is secured and kept in good order until building is finished.” 

Report:

Following an inspection of the hoarding at Red Arches, the Coast, a letter issued to the owners of the property requesting that they re-instate all the hoarding in a safe and secure manner and to ensure the site is secured and kept in good order. Failure by the owners to carry out the necessary works will result in action to be taken within the Derelict Sites Act, 1990


 Sky in your Apartment (update 15th December 2009)
 
Sky have come back to us regarding the multiroom.
Unfortunately they have confirmed that they are not in a position to offer multiroom to Residents in the Coast , due to the phone  infrastructure (VOIP) currently in place. A single installation (Sky , Sky+ , Sky+ HD) is available with a once off installation cost of €77.50 and a monthly charge based on what packages you subscribe to.

 Update as of 10th November

  • Traffic Management Plan: A new Traffic Management Plan is currently being implemented. All car spaces have been marked and street signs have been erected in Myrtle. Particular attention should be drawn to the one way streets located between Talavera House and Myrtle House and Boyd House and Morrow House). Cars going down these roads the wrong way are committing a road traffic offence and are not insured in the event of a collision!!  
  • Boyd carpark: Is now back open and fully operational
  • All pot holes in the estate have been filled
  • All road signs have been completed 

 Update as of 18th September

  • Biannual window cleaning has been completed
    • Let us know if you think your windows were not done
  • Decking maintenance will begin week ending September 18th.
  • The codes will be changed on the underground carparks in the next couple of weeks
  • Wyse are pricing sensor lighting for the hallways of the apartment blocks as an alternative to the times ones.
  • We are investigating the problem of only being able to use magnet for broadband and phoneline watch here for any updates
    • All lines terminate near the train station, which is a building site currently, making things difficult.
  • Security for underground carparks will be discussed at the management company AGM
  • Non Domestic waste collection was a success. The next one is due to happen in September.
